Most important information regarding purchasing property in Spain

Taxes:

  • Transfer Tax (ITP): This tax is paid by the buyer and in Andalucia amounts to 7% of the property price.
  • Value Added Tax (VAT): In the case of purchasing property from the primary market, VAT is 10%.
  • Stamp Duty Tax (AJD): This is a small tax, which amounts to approximately 0.5% of the property price.

Notarial and registration fees:

  • Fees for drafting the notarial deed amount to approximately 0.5% – 1% of the property price.
  • Fees for entry into the land register amount to approximately 0.5% of the property price.

An example calculation of costs of property purchase in Spain:

  • The price of the property: 200 000 EUR
  • The ITP tax: 10% (20 000 EUR)
  • VAT: 10% (20 000 EUR)
  • Notarial and registration fees: 1% (2 000 EUR)
  • Bank interest: 1% (2 000 EUR)
  • Total costs of the purchase: 254 000 EUR

It should be noted that the above breakdown is only indicative, and actual costs may vary depending on individual circumstances.
